Intro Crowd are pioneers in strategic land investment. We provide unique
opportunities for investors through our secure, online crowdfunding platform. Intro
Crowd is an Appointed Representative of Sapia Partners LLP, which is authorised
and regulated by the Financial Conduct Authority.

What is the investment approach?

At Intro Crowd, we make strategic land our business, and our platform is designed to make
the investment process as straight forward as possible for our investors. Strategic refers to
location, accessibility and potential and we believe that our sites have potential for
development which could lead to a return on investment.

After the land has been funded by members of our platform, we manage the planning permission process. Typically, obtaining planning permission causes the value of the land to increase – at this point the land will be sold and the sale proceeds, minus taxes and costs, will be distributed to investors.

We aim to seek out strategic land where there’s a clear demand in the area for future housing, or a need for space for amenities that accompany it. In addition to land located in areas of high housing need, strategic land can include land with good access - for example, near to key roads, or land used primarily for utilities and public or private infrastructure. Such sites are usually within or beside locations that may be put to future residential use, or which are already in urban use.

Most of our investment opportunities are for undeveloped Greenfield land. We believe this has the potential to benefit from the rise in demand to meet the UK’s current and future housing needs. Known as “strategic land development”, cities and county councils are often in need of land to be developed for housing or amenities – and political support for these development schemes is very strong from all political parties.

Gregory has grown a number of businesses across diverse market sectors, which have delivered consistent levels of profitable growth in a very crowded market. By founding Intro Crowd, Gregory has been able to combine his passion and knowledge of the real estate and finance sectors to create a new and distinctive proposition that has the potential to have a significant and lasting social impact - a sustainable platform that helps to facilitate the building of residential homes in the UK. Gregory is a regular attendee at industry events within the real estate, investment and financial services sector in the UK and overseas. Gregory is listed as an approved person by the FCA.

Christopher has worked in residential property development for almost 25 years. He brings to Intro Crowd his experience as Managing Director of Merriman Property Limited, which specialises in property development and consultancy services. Christopher served in the British army before leaving to pursue a career as a commercial property agent in London’s West End. The opportunity arose for Christopher to move into residential property where he focused on land remediation and development. Christopher’s strengths lie in finding, appraising and securing freehold land opportunities with short to medium term residential redevelopment potential. His experience of dealing with local planning authorities brings strength to the success of Intro Crowd, having been involved in 40 successful applications that have resulted in the creation of 3,000 homes. Christopher is RICS qualified.

Tony has worked in financial services for over 35 years, both in senior management roles and as a specialist management consultant and business owner. He is currently a director of 6 limited companies and is also Trustee of a charitable trust. Tony brings to Intro Crowd a depth of understanding of corporate governance issues and senior management systems and controls. With a Cambridge mathematics degree and a Masters in Business Administration, Tony has a strong grounding in financial management. A leading authority in regulation and compliance, Tony has advised many of the top UK financial institutions on regulatory matters. He is a sought-after speaker at industry conferences and has been invited to run a large number of specialist training seminars.

John is chairman of Corinthian Trust Company Limited and a distinguished chartered accountant and pensions specialist. After qualifying in 1976 with KPMG, he became one of the founding partners of a firm of chartered accountants from 1980 to 1987. He considers himself to be one of the last “general” practitioners, attained through working with the professions, understanding business needs and having a genuine interest in clients’ affairs. Until the early 1990s he was financial secretary with a large firm of Birmingham lawyers which had an office in Gibraltar. He then joined a large family run retail business and for 10 years was a key player in its development until in 2005 he relocated to acquire the Gibraltar business. He concentrates on strategic matters and assisting international clients, using his experience and diverse network of contacts and professional relationships.
